What is self-build?

Put Simply –  Self-building is taking your idea and making it into a reality., so creating a bespoke home, tailored to your design and which suits your lifestyle as well as your budget.

Over the last few years between 11,000 and 13,000 people have chosen self build as opposed  to a standard built property.

The term self-build doesn’t mean you have to get your hands dirty and do the work yourself. Out of the 11,000 to 13,000 people who have commissioned a self-build home, only around 10% of the homeowners were involved physically in the building of the house with the rest choosing to hire qualified tradespeople to carry out the work.

What are the benefits of building your own house/extension?

a) Apart from the customised home or extension that you long for, you can gear this to suit your   budget.

b) It’s generally cheaper to self-build, saving unto 30 percent. 

c) You could, possibly,  build something bigger and more beautiful than you could purchase for the same price.

d) You can be more involved in the day to day process, either with individual trades people or, if you choose to hire one, your project manager.

How much does it cost to self-build?

The cost of a self-build house can be, on average, anything between £1,000 and £3,000 per square metre. The determining factors of this cost would be:

  1. Location – price of plot and labour costs
  2. Size – usually the bigger the house, the bigger the cost
  3. Number of floors –  having more floors maximises the plot of land that you have e.g. having a three storey building or having a one storey building won’t affect the cost of the slab or the roof but increases the living area. 
  4. Layout – the more unusual shape, the more expensive it will be. A square shaped building would be cheaper for example than an L-shaped building
  5. Specifications – premium or non-premium products
  6. Participation – getting your own hands dirty
